How to Make an Investment

There are three primary criteria for each investment that must be proven with satisfactory evidence:
  1. Must be in an amount of at least $1,000,000 (or $500,000 if directed at a Targeted Employment Area - i.e. an area with at least 150% of the unemployment rate of the United States) from a lawful source of funds.
  2. Must create or preserve at least 10 full-time jobs for qualifying U.S. workers withing two years (or under certain circumstances, within a reasonable time after the two-year period) of the immigrant investor's admission to the United States as a Conditional Permanent Resident.
  3. Must be sustained at-risk in a new commercial enterprise during the job creation period and until the conditions for conditional residency are removed. Although EB5 of Ohio may invest in a given project on a loan basis, no investor is permitted to loan funds to any EB5 investment fund.
Each potential investor will subscribe to become a limited partner in a limited partnership investment fund.  EB5 of Ohio will act as the general partner of the fund and will review and admit each limited partner.  As a limited partner, no investor will have personal liability beyond what they invest into the fund.  As general partner, EB5 of Ohio will invest the funds in each qualifying real estate development project and will manage any distributions to investors.

EB5 of Ohio will ensure that any funds it manages are invested in projects only where those funds maintain a favorable capital position.  Our goal is to participate at either a mezzanine debt or preferred equity level, or higher.  Generally, each limited partner will be required to maintain his investment in the project for a period of between 5-7 years.  After the investor has gone through the immigration process and obtained a permanent visa, EB5 of Ohio will work with the EB-5 project developers to refinance any EB-5 investment where appropriate.
